Our policies relating to our venue and weddings.

Rescheduled Weddings

In the event the host determines that a postponement of the wedding is in order, a rescheduling fee will be assessed. The couple also understands and agrees that it is their responsibility to work with the venue to find a mutually agreeable rescheduled date.

Wedding Deposits

In order to book, we require a 50% deposit for the venue and the accommodation fees, along with a security deposit once the contract is signed.

Wedding Cancellations

If the wedding is cancelled 90 days prior to the wedding date, the host will forfeit the 50% initial deposit for the venue and 50% of the accommodation fees. In the event the host cancels the wedding for any reason inside 90 days prior to the wedding, the entire fee will be forfeited as liquidated damages for cancellation.

Wedding Property Damage

The couple must obtain, at their own expense, a Certificate of General Liability Insurance including Liquor Liability in the amount of $1,000,000 and provided within two weeks of signing the contract. In addition, a security deposit will be owed 90 days prior to the event date. The couple will be responsible for any damage caused on site.

Wedding Refunds

A refund of the security deposit will be issued within 10 days after the wedding.

Preferred Vendors

We have curated a preferred vendors list for you to use as a planning tool. It is not required that you book the preferred vendors but we do require approval of any vendors not on the list. All vendors must be licensed and insured. See Our Preferred Vendors

We need to do some work, do you have WiFi?

Yes, we do have WiFi, but due to being on an island in Maine, we often find that our WiFi signal doesn't come through all the time. We have added several Nodes to the inn to assist with WiFi. Most people are able to get work done while here.

What is your cancellation policy?

Being a small inn, we are greatly affected by cancellations, and while we are sympathetic to emergencies, we appreciate your understanding of our cancellation policy. We require notice of 14 days prior to your stay in order for your deposit to be refunded. Cancellations made with less than a 14 day notice will be charged the full amount of your room cost. All cancellations are subject to a $35 handling fee when charged on a credit card, no exceptions.

What are your general reservation policies?

Reservations require a 50% deposit of the entire reservation. This amount will be charged to your credit card upon booking the reservation.

What if I need to check-in early or late?

Our check-in window is anytime after 3:00 pm. We will text you the day of your stay with our guest guide and to confirm your ETA. We offer self check in and our guide provides detailed directions to your room, as well as answers to any questions you may have!

Do you allow children?

We gladly welcome well-behaved children! Most of our rooms, with the exception of room 7, are only able to accommodate a total of two guests max. Up to 4 guests can be accommodated in room 7 but we ask that the children are age appropriate to climb a ladder into a loft space.

What does the event rental fee include?

There is a 50% deposit due upon booking with the balance due 180 days before your wedding. The rental fee includes use of the 12 acre property, which includes the barn, the deck, the adjacent lawn, the pasture overlooking the pond, and other areas of the property.
